Paid Audit — Optional · Recommended

If your situation has unknowns — contractor unvetted, budget unconfirmed, land unverified — we run a paid audit. You get a written report with our findings and a go/no-go recommendation in writing.

The Reality

Jamaican construction operates differently — and overseas owners pay the price.

In Jamaica, most residential builds happen with no written milestone contracts, no third-party inspections, and no enforcement when contractors miss deadlines or cut corners.

For owners on-island, this is manageable — you can drive to the site, hold meetings, pull a contractor up short when something looks off. For overseas owners, this is catastrophic. By the time you fly in for a site visit, three months of bad decisions are already poured in concrete.

Trust based on family connections, not contracts.

An overseas owner hires “a cousin’s friend” because of trust. There is no signed contract, no milestone payment schedule, no formal scope. When things go wrong, there is nothing in writing to enforce.
